Provides housing preference for veterans and their surviving spouses who meet eligibility criteria, including honorable discharge and New York State residency, on the waiting list for affordable senior housing units.

Ensures 24-hour on-site staff availability for emergencies and maintains the building and grounds with regular oversight from dedicated staff members.

Provides collaborative problem-solving support for resident or management conflicts and offers training to residents and staff on peaceful conflict resolution techniques.

Organizes cultural celebrations for residents and staff and displays culturally diverse artwork in shared residential spaces to promote inclusivity and community engagement.

Operates a fully furnished studio guest apartment available for overnight stays by family or friends of current residents, active waiting list applicants, and family or friends of board members or staff when available, featuring a queen size bed, pullout couch, and free WiFi.

Offers clinical interventions by discussing emotional and mental health concerns with residents and connecting them to appropriate support resources. Provides direct family support including caregiving resources, information on assistive technologies, and coordination with care providers.

Provides vegetarian, vegan, and gluten-free three-course dinners up to five times per week, prepared by on-site cooking staff and available through both on-site dining and home delivery options.

Provides a 24-hour coin-operated laundry room on the first floor, an activity room with exercise equipment and computers, and common areas designed to support independence, privacy, individuality, diversity, and community living.

Maintains a rooftop garden and roof deck with seating and planter boxes for resident use, supports resident-maintained exterior gardens and a fish pond, and promotes gardening and social activities in outdoor spaces.

Hosts regular community gatherings such as weekly Tea & Tags events, monthly Town Meetings, movie nights, art exhibits, ice cream socials, pizza parties on the roof deck, remembrance memorials, bake sales, and special event parties. Also offers exercise classes, meditation, coffee hours, and diversity awareness groups in an activity room equipped with exercise equipment, computers, and a magnifying reader.

Provides access to supportive community services and develops wellness programs through a Resident Service Coordinator who assists residents with accessing financial relief programs for rent, food, medications, and other essentials; helps resolve issues related to public and private services; connects residents with affordable in-home services like housekeeping, personal care aides, and meal delivery; and facilitates advanced care planning discussions around health care proxies, advance directives, and wills.

Maintains at least eight accessible and income-targeted housing units at all times specifically designated for special needs or frail residents to support inclusivity and accessibility goals.

Provides two free meal tickets and a welcome letter to each new resident upon move-in, and issues one free meal ticket and a birthday card to each resident annually.
